The total value of houses in Fort Bend increased from $69.2 billion in 2020 to $73.7 billion for 2021, a 6.5% increase. The total tax levy for Fort Bend home owners for 2021 is estimated at $1.59 billion, based on a 2.7% tax rate and 80% of the value taxable. The average property taxes for a Fort Bend County home owner would be $6,566, based on the above assumptions.
This analysis is based on review of 242,428 houses with a 2020 final value and 2021 noticed value. Most Fort Bend home owners had their home’s assessed value increased:
- 2021 Assessed Value Increased : 80%
- 2021 Assessed Value Flat : 1%
- 2021 Assessed Value Reduced : 19%
The 6.5% assessment increase is modest compared to the 12.5% increase in median home prices for the Houston metro area over the last year.
The Fort Bend County house with the highest assessed value is valued at $7.2 million. There are 1,689 houses in Fort Bend County valued at $1 million or more. The total value for these houses is $2,561,002,881, with an average value of $1,516,284. Annual property taxes for a home valued at $1,516,284 would be $40,940, based on a 2.7% tax rate and no homestead exemption. Homes valued over $1 million averaged 8.5% assessment increases, well higher than the 6.5% county average.
The 2021 assessed value is below $100,000 for 1,890 Fort Bend properties with a homestead exemption, including 12 with a noticed value of $10,000.
The deadline to appeal Fort Bend County property taxes is the later of May 15th, or 30 days after Fort Bend Central Appraisal District sends the 2021 notice of assessed value. Fort Bend home owners who appeal will likely see a reduction in their property taxes. Statewide, 85% of home owners who appealed their property taxes were successful, with average savings of about $500.
